Wealth Building 101 for NY and NJ residents: Modeling

A fundamental rule of building wealth in America is modeling.  In other words, if you want to be wealthy, identify someone who matches your definition of what you wish to be like and DO WHAT THEY DO!!!




Like so many other wealthy Americans fleeing the vice of local, state income, estate and inheritance taxes plaguing the states of New York and New Jersey, Mr. Icahn has decided to take his talents (and his portfolio) to South Beach.  The writing is on the wall for both the Empire State and the Garden State: the High End is Hightailing it out of your states, and South Florida is rolling out the low tax red carpet! Governors Cuomo (D-NY) and Murphy (D-NJ) and Mayor DiBlasio (D-NYC) have orchestrated a rush to the exits for wealthy residents usually reserved for emergencies requiring first responders.

Now that we know what is the reason for the exodus, why they are moving to South Florida, who the main culprits responsible for this phenomenon are, and where they are heading for refuge, two questions remain:

1.  How much longer do you wish to fall victim to this siege on your hard-earned money?

2.  When is enough .......enough?

Only you can answer these questions.  I love New York, and I was born and raised in New Jersey.  It saddens me greatly that along with California, they are the worst places in the country to build, grow and maintain one's wealth.  However, this is a free country!  With greater wealth, we can visit often and have a great time!!

Post-Dorian: How did we get so LUCKY?

Somebody upstairs really likes Miami!

Hurricane Dorian spent 4 days hugging the Atlantic Coast of Florida spinning Cat 5 winds and biblical amounts of torrential rain and storm surge, 2 1/2 of those days in a virtual state of directional paralysis, and yet....Miami walked away virtually without a scratch!!! Thank you, God!

As a homeowner, like everyone else the word "hurricane" strikes a very sensitive nerve.  The very possibility of a major storm hitting my home and endangering the wellbeing of my family sends me into "Guardian of the Galaxy" mode, making preparations and taking measures to protect everything I own and love, as well as trying to help out family members, friends, and neighbors.   As a Realtor, the mindset extends beyond that to include past and current clients, service providers, and entire communities.

The fact that Miami was spared Dorian's wrath is nothing short of a miracle.

We've all seen the devastating images on TV and the internet of the damage and destruction Dorian has caused in the Bahamas and beyond.  If I were from any other part of the country or the world, I'd find it next to impossible to believe that Miami suffered very little if any damage.

So here's proof.  I've listed a fantastic luxury home in North Coconut Grove at 1672 Micanopy Ave, about 150 yards from the edge of Biscayne Bay.  I had my photographer come out yesterday to take a few exterior photos, and I was amazed at how great they turned out.  Take a look:












A little trivia. The city of Miami is the only major American city founded by a woman.  It was Julia Tuttle who convinced Henry Flagler to build his railroad South from Jacksonville and have him persuade farmers to develop Dade County into an agricultural Mecca after a long winter frost ruined the North Florida citrus harvest of 1894-95. Maybe it's the woman's touch that has bestowed Miami with its beauty, color, excitement, resiliency and sensual qualities.  I don't know, but I like to think so!

Dorian: The Aftermath


As Dorian, the second most devastating storm in recorded history to ever hit the Atlantic basin continues to terrorize and cause havoc up the Southeastern seaboard, residents of the Bahamas struggle to come to grips with the cataclysmic loss of life and property they've had to endure.  As fellow members of the human race, we offer our most heartfelt sympathies for the pain and suffering they have undergone and hope and pray for a speedy recovery from the material, physical and emotional strain that was foisted upon them.

A number of reputable relief organizations have already launched initiatives to search for, rescue, recover, and/or provide humanitarian and medical aid to the Bahamas and other areas affected by the storm.  Organizations include:


1. Red Cross

2. Global Giving

3. Yacht Aid "Operation Topaz"

4. Team Rubicon
